End of lease pest treatment, Sydney
A pest treatment before you hand back the keys
The whole property treated while it is empty and timed to your vacate date, with a dated invoice naming the address. That piece of paper is normally what an agent is actually asking for.

The job
What an end of lease treatment covers
Every room, not just the one
The treatment runs through the whole property while it is empty, including rooms that never had any activity, because the inspection you are being judged on is of the whole property too.
Kitchen and laundry
The places a departing tenant cannot properly clean: behind and under the appliances, the kickboards, the gap beside the dishwasher and the surround of the laundry tub.
Cupboards and wardrobes
Treated open and empty, which is the one thing that cannot be done in a lived in house and the whole reason a handover visit reaches further than an ordinary one.
Outside and the bins
The perimeter, the bin area, the garage or carport and the paths. It is where the next lot would come from, and it is where cobwebs get noticed on an inspection.
Fleas where a pet lived
Where an animal has been kept, a flea treatment and a receipt for it is commonly part of what gets asked for. Say so when you book, because the floors want vacuuming first and a heavy job can need a second pass.
Pressure cleaning, same visit
Driveways, paths and paved areas are the other thing marked at a final inspection, and it is the same trade on the same day rather than another trip and another quote.

Working backwards from the handover date
As soon as you have the date
Book to the vacate date, not to today
The treatment has to land after you are out and before the final inspection, and that window is often only a day or two wide. Give us the vacate date and the inspection date if you have it, and the visit gets set inside them rather than guessed at.
Before the visit
The property has to be empty
Furniture out, cupboards and wardrobes empty and left open, floors vacuumed, and the fridge and washing machine gone or pulled away from the wall. An empty property is the entire advantage of doing it now, and a half packed one hands most of that back.
Order of trades
Cleaners first, us last
A carpet steam clean lifts a fresh treatment straight out of the carpet, and a scrub through the kitchen edges takes the rest of it. So the pest visit goes in behind the cleaners, not in front of them. It is the single most common scheduling mistake on a handover.
Access
Somebody has to let us in
A key in a lock box, a key with the agent, or you meeting us there. In a unit block it is worth checking the lift or loading dock booking at the same time, because moving day and treatment day often collide. Tell us which arrangement it is when you book.
On the day
The whole property, inside and out
Room by room through the interior with the cupboards standing open, then the kitchen and laundry gaps, then the perimeter, the bin area, the garage and the paths. Where a pet has been kept, the floors and the carpet edges get the flea work as well.
For the inspection
The paperwork
An invoice naming the address, the treatment and the date it was carried out. That is what gets forwarded to the agent, and it is worth keeping with the cleaning receipt, because the two are usually asked for in the same email.
Tenants and owners book this for different reasons
The same treatment, on a different clock and with different paperwork at the end of it.
You are working to somebody else's calendar. The treatment has to land after the property is empty and before the agent walks through it, and every trade you have booked is trying to fit into the same day or two.
The order matters. Cleaners first, pest visit last. A carpet steam clean lifts a fresh treatment straight back out and a scrub through the kitchen edges takes the rest, so a treatment booked before the cleaners is money spent twice.
If a pet lived there. Where an animal has been kept, agents commonly ask for a flea treatment and the receipt for it. Vacuum the floors first, because the vibration brings flea pupae out of their casings and into the treatment instead of a fortnight later.
What to keep. The invoice with the address, the treatment and the date on it. That is the document the agent wants, and it belongs in the same email as your cleaning receipt.
Local conditions
What a Sydney handover adds to the job
The window is narrow
Between the day you are out and the day the agent walks through there is often a day or two, and the cleaners, the carpet crew and the pest visit are all trying to fit inside it.
Strata blocks book their lifts
A unit move needs a lift or loading dock booking, and that booked day is usually the only day anyone can get in. The treatment gets fitted around it rather than the other way round.
Cleaners first, us after them
A carpet steam clean lifts a fresh treatment straight back out of the pile. The pest visit goes in behind the cleaners, and a treatment booked in front of them is money spent twice.
Agents ask for the receipt
Where an animal has been kept, a flea treatment and a receipt for it is commonly part of what is asked for at the end of a tenancy. An invoice with the address and the date is the thing to keep.
An empty property reaches further
Cupboards open, appliances out, skirting lines clear. Every gap that cannot be treated in a lived in house is open on a handover, which is why this visit gets further into a property than any other.
Summer moves, summer pests
Sydney's busiest moving weeks fall in the peak of cockroach and ant activity. A property left sitting empty through a hot fortnight is better treated at the end of the vacancy than the start of it.
